First and foremost, thank you for your interest in the home. I am available to show the house this week
if that fits your schedule.

Just to give you a little more information about the home, the water, trash
and garbage are paid by us. The security deposit can be paid in 2 installments if money is tight. (I know how that can be).
The house has a fenced in backyard and we do allow pets. The deposit per pet is a one time payment.
The house includes a washer and dryer, and we pay for lawn care so the renter does not have to cut the grass.
There is NO application fee (our company policy and guarantee).

I will be happy to show the house at an agreed upon time and date but I do require that all applicants and
additional renters who will be living in the home complete a free credit report to ensure their eligibility.
I have so many people apply for homes that I have to make sure they are qualified renters before I show the property.

The 26th amendment (granting the right to vote for 18 year-olds) took only three months & eight days to be ratified!

Why?

Simple!

The people demanded it. That was in 1971...before computers, before e-mail, before cell phones, etc. You must contact your senator/congressman/congresswoman.

Of the 27 amendments to the Constitution, seven (7) took one year or less to become the law of the land...all because of public pressure.

Congressional Reform Act of 2011

1. Term Limits

12 years only, one of the possible options below:

A. Two Six-year Senate terms

B. Six Two-year House terms

C. One Six-year Senate term and three Two-Year House terms

2. No Tenure / No Pension.

A. Congressman collects a salary while in office and receives no pay when they are out of office.

3. Congress (past, present & future) participates in Social Security.

All funds in the Congressional retirement fund move to the Social Security system immediately. All future funds flow into the Social Security system, and Congress participates with the American people

So; ... I guess someone out there is really listening...

After writing about my recent experience (and twittering about it to @statefarm and @geico) I got a very pleasant call from @statefarm today. After explaining my experience this past friday; this person responded actually listened to my "less than stelar" opinion of the call and responded back with "geesh; that shouldn't be a problem, we'll send you the rest of that reimbursement today" (spoiler: all this for $100, of which it probably cost me and them that much to have this go-around in the first place... #irony).

I calmly explained that although this was really not anyone's real "fault" (per-say); the experience was very depressing given the circumstances; the least anyone should have done was taken it into account and offered to route me to someone whom might be able to make my life easier if they didn't have the authority to.

This person seemed to agree; and repeatedly apologized for the experience (which I appreciated, she seemed pretty sincere as most customer service leaders are (i know a few; only reason you get into that biz, you actually like customers)).

I understand; customer service is hard. Esp when you probably deal with irate customers all day long. But at the end of the day; (as i've stated before); you also have the opportunity to be an amazing sales person and maybe even brighten someone's day in the process (esp when you're in something like auto claims). We (as customers) hate hate hate calling you; probably as much as you hate us calling you. But if you make our experience "magic"; maybe (just maybe) when we call you; we'll be happy... because we know you'll take care of us in return :)

So; if you're reading this; Thank you. I really appreciate at the very least, that you took the time to listen.

So, this january, someone with a learners permit hits a truck that hits me during a snow storm. I loose my car for a good month (middle of winter mind you). Since I work from home; no big deal. It just happens to land on a week where I have some business driving to do.

@geico was great, got things rolling with @statefarm no problem. I advised that to save some money all the way around; I really only needed a rental for a week out of that month.. no problem, it'll be taken care of i'm told.

So; two weeks later. I drop my [broken] car off at the shop; pick up the rental. I think to myself:

Self: "it's supposed to be a bad blizzard type week down in Central PA; since rentals don't usually come with snow tires, you better get an SUV, should be no problem... they'll probably be fine with it since you're only renting for a week while you won't have your car for a month."

now; if you know anything about me; you know that the story didn't end that way today (over a MONTH later I had to track down both @geico and @statefarm to move this along). I was told point-blank over the phone:

"since you don't drive an SUV, we can't reimburse you for that"

which; in and of itself is a fair assessment [all things being equal]

to which I responded:

"so let me get this straight; if I had rented a mid-size for a month, you would have fronted for that, but the fact that I needed something with four wheel drive [because my car; with it's monster snow tires was taken from me by a guy who was driving too fast with a learners permit and no licensed driver with him in a snow storm, multiple citations] and only rented for a-week, you can only reimburse me for a week of the-type-of-car-I-own?"

if this had been a non-winter season in a non-blizzard-prone land, i'd understand and take the hit. But it's winter and I need my snow tires (or four wheel drive); and guess what... rental places rarely put snow tires on their

some how it seems as if "protocol" is a huge sacrifice for customer service this time. I was trying to do @statefarm a favor; and I was told "well, it's not our fault @geico didn't tell us you needed a rental, if they had, we would have direct billed it and you'd have had a car for a month".

dude; that's a pathetic response at-best...

@statefarm: These types of claims are one of the few chances you have to show how you're better than everyone else. You're claims people are your BEST sales people. That $100 you're saving because of "protocol" is a potential lost sale. Accidents happen; but I'm trying to save everyone some pain because I work from home and can afford it; the least that could have done was take this into consideration given what normal policy dictated (eg: a month of rental vs a week).

try harder... both of you. I shouldn't have to track anything down... or defend my decisions. You should just make stuff take care of itself... it should all just be magic and i should be happy with both services at the end.

So I get my tax return back the other day; NYS says "nope; you only get this much $XXX, you only paid us two quarterly estimates". I said #wtf, #quicken says I paid you 3x. Having gone through a legal separation (and giving my ex the refund), i'm wondering to myself "self, why would you make a big deal out of this; you don't get the refund".. Then I realized how much I detest the NYS tax-code right now. So I mail HSBC "hey; can you give me access to the september-10 and october-10 statements for my closed account plzkthx?!" figuring; this was a no brainer...

here was their response:

Please be informed that, an option to view a close account and the

statements associated with it online is unavailable. However, we may order statements to be mailed to the address listed on your accounts at fee of $5.00 per statement. If you wish to receive the statements, please reply to this BankMail with your approval for the fees and months for which you need the statements.

....

$5 per statement for closed accounts. Heh. I should have just said "hookay; that's $10... whatever...". Having gone through said-separation; loosing more time and money than it took to get married in the first place, and also having a friend go through something stupid with another bank last month; where the answer (and customer service) was brain-dead. I decided to go on a well-deserved rant.

This was my response:

So let me get this straight; HSBC pushes for "greener" eStatements; then charges $5 per statement for something that arguably should be part of my native online experience? I've been doing business here for nearly 10 years. It's just good customer service to have these sorts of historical tools available on demand as they are for open accounts. I have ready access to them in my Quicken Register, but I am in need of secondary proof for new york state to see if they actually took my money or not when they were supposed to.

I've had to deal with another bank this month not freezing an account until the 5th or 6th call after a blatant identity theft in another country. Even then they wouldn't re-generate a new account until any and all recurring charges were removed from the account. Which didn't make much sense because the account number had been STOLEN. I had actually made the joke that "HSBC just takes care of it when that sorta thing happens; I usually get 'new cards' before I know what happened". Then I run into a brain-dead user experience issue like this... I'm mildly irritated with customer service issues where the simple answer of "what would make your life easier" is just plain over-looked.

How my historical records are not part of my online experience is beyond me. It's like my doctor saying "if you want access to your old medical bills, records, etc, it'll cost you $5 a piece"... and yes, I know there's a cost to having someone go dig them up and send them to me; but they should be just as already available as my current online records (eg: print to pdf).

I realize you're not the person that has much control over this; so the rant is not targeted towards you specifically. But please feel free to forward this on to someone who can make a difference in my online experience.

HSBC; if you're reading this (I really really doubt you are... or ever will.). I don't hate you; I just hate the process in general. I hope we can still be friends.

Then we’ll test recipients for drugs, alcohol, and nicotine and document all tattoos and piercings. If you want to reproduce or use drugs, alcohol, smoke or get tats and piercings .... get a job.

Put me in charge of government housing. Ever live in a military barracks? You will maintain our property in a clean and good state of repair. Your “home” will be subject to inspections anytime, and possessions will be inventoried. If you want a plasma TV or Xbox 360 .... get a job and your own place.

In addition, you will either present a check stub from a job each week or you will report to a “government” job. It may be cleaning the roadways of trash, painting and repairing public housing, whatever we find for you. We will sell your 22 inch rims and low profile tires and your blasting stereo and speakers and put that money toward the “common good.”

Before you write that I’ve violated someone’s rights, realize that all of the above is voluntary. If you want our money, accept our rules.. Before you say this would be “demeaning” and ruin their “self esteem,” consider that it wasn’t that long ago when taking someone else’s money for doing absolutely nothing was demeaning and lowered self esteem.

If we are expected to pay for other people’s mistakes we should at least attempt to make them learn from their bad choices. The current system rewards them for continuing to make bad choices.

My Last (CIT) rant

So, as some of you may have heard... I've accepted a position within the security intel community, Friday 3/12 will be my last day... My focus will involve developing tools and building relationships between higher-ed and the rest of the world facilitating the bidirectional flow of security intelligence.

Throughout the years you've-all put up with my strong opinions, decisive actions and long-ass-winded-rants... (and sometimes, my bullsh#$ :)). I wanted each of you to know that every epic-journey we've been through has made me that much stronger, not only as a professional security analyst, but also as a person. For that, no matter how much we've been at each-others throats, I appreciate every moment of it, thank-you.

This sorta feels like i'm breaking up with you all over a post-it-note. So in true wes-form here are some of my best:

Service Availablity -- Change Management

This should be a no-brainer for most people; changes present the chance of unknown consequences. However; in this day and age; more and more people become reliant on our services. In the past; it was generally accepted that "yup; there's gonna be downtime... but the cost isn't that much". However, today's culture with it's "doo-dad's", "gizmos's" and "what-cha-ma-call-its" has built their lifestyle / work-flows around these services in such a way; that even the vanilla "10 minute service blip" de-rails them for the day. It essentially (as incredibly sadly as it sounds); "stall's their information flow" thus creating a huge ripple effect in their business and / or lives.

This leads me to the discussion:

1. if downtime is inevitable ; besides the cost of "full redundancy" (which is a total myth btw); how can take into consideration our customers "lives" and still balance with the changes that we need to make?

2. how can we develop our relationships with the customer in such a way that we can more accurately relate and inform them of up-coming and expected changes? if we set the expectation in more of a "give and take", rather than a "broadcast only" (eg: lerts) relationship (similar to what VZ has done with their various forums, twitter accounts, etc), will that help us, help our customers to "steer around" the various changes we *need* to do to continuously evolve our service(s)?

Change Management + CRM + Expectation = Service Availability Score.

I could make the argument that 99.999999% up-time is "not good enough" (check the google blog for the 1 or 2 times gmail went down for 5min, there aren't enough "9's" in the word to make that "OK").

I could also make the argument that 98.9% and 95.9% is better than 100% when there is a *good* working customer relationship in place, and expectations are *always* in-sync. (I say this is better than 100% because at 100%, you virtually have *no* relationship with the customer, they never need you... but that's speculative).

Point being; we could have as low as 90% "service availability" (which is arguably where we are today org wide), and be perceived as "the greatest service in the world!", just by working more closely with our customers and getting our expectations (two-way) 'in-sync'. If we're perceived as "good", then that's the only thing that really matters (when we can't afford to be @ 100% available).

Roasted "Chrysanthemum" Onions

16 small yellow onions (about 2 inches in diameter)
1 tsp. sugar
1/4 cup chicken broth
3 tbls unsalted butter
Preheat oven to 450F

With a sharp knife trim root end of each onion flat so that it is
still intact but will stand on end. Standing each onion on its root
end, cut parallel vertical slices at 1/4 inch intervals into but not
through onion, stopping about 3/4 inch about root end. Rotate each
onion 90 degrees and cut parallel vertical slices in same manner to
form a cross hatch pattern, keeping onions intact.

In a lightly buttered shallow baking dish large enough to let onions
open, or 'flower,' put onions, root ends down, and sprinkle with sugar
and salt to taste.

In a small saucepan heat broth and butter over moderately high heat
until butter is melted and pour over onions. Cover onions with foil
and roast in middle of oven 45 minutes, or until tender. Remove foil
and roast onions, basting occasionally, 30 to 45 minutes more, or
until golden.

Onions may be made 1 day ahead and chilled, covered. Reheat onions
before serving.

Serves 8.

So I called Ann when I was leaving work and she was in a bad mood because of some B.S. that happened at work. I decided that since we had some chicken in the fridge I would make some chicken stirfry. I called the mommy, go the list of ingredients and recipe instructions and went home and began Chez Jonny. So after about 45 of slavery in the kitchen I have concocted a great meal. I decide that I will put it on our bed food tray we have and take it to ann, so as to serve it to her in bed. So I get everything set up..rice, stirfry napkins and pop, and I begin to make my way to the room. I open the door say surprise and make my way into the room. HOWEVER...Our door does not open all the way because of an obstruction behind it...SO i strike the TV tray on the side of the door and the glass of pop spills onto the following items....Ann's purse, the bed, my pillow and all over the floor. I felt like a little kid at christmas who just opened up his red firetruck and goes to play with it for the first time and the extendable ladder falls off in his hands. WHY GOD WHY?!

But the food was good...cept for the rice...if only i could cook rice like a chinaman.

So I'm sitting here, chillin' wit mah wessy and talkin' bout stuff. During the normal course of conversation an old name comes up:

So I aksed, "When was the last time we talked to the Bunneh?"

We Googled him first and found only the FOoM guild forum hits from back in 2005. No good.

We thought AIM would be another decent lead in case he used the name elsewhere. I logged into my pierrehead AIM account which hasn't seen the light of day since '06. No good leads there.

Wes reminded me of his ArchLinux addiction and I decided to mosy on over to the forums to see what was going down. Jackpot. Found a post from 1/1/09. I'm going to register an account and start PMing him.

The Catch: Wes says I have to be sneaky about it. I'm not sure why, but I figure we should make this fun so I'll let Wesleh have his wayz.
